Operational Context

We walked into a pitch-black room, where the building manager said, 'This is how we run meetings now to save energy!' Although fun and lighthearted, the 40 HV team doesn't mess around when it comes to occupier engagement. Through small actions and minor reprogramming, the building achieved major energy savings and became the first-ever winner of the CUBE award

Key measures implemented

The main actions implemented to reduce the energy consumption of this building.

Efficiency Investments

  • Installed LED lights and PIR (passive infrared) sensors
  • Installed CO2 sensor on each floor to maintain ventilation system and which also reduced the running time of fan coil units

Technical Optimization

  • Turned down gas boiler flow temperature from 80°C to 60°C to save energy
  • Optimised chillers and boilers by using programmable thermostats: switch off boilers when outside temp is 15°C and chillers stop running when outside temp drops to -2°C
  • Reduced corridor lighting to 10% and installed motion sensors for lights in garage
  • Used night purging technique in summer to introduce fresh cool air at night to reduce overheating
  • Limited water purging only to the weekends to reduce the use of water pumps
  • Lagged pipes on roof with aluminium casing

Use Sufficiency

  • Conducted regular and quarterly CUBE meetings combined with green committee of the building
  • Circulated newsletters to tenants to create awareness and discuss ideas
